We offer a wide variety of Fixed Fee services with a set scope of work to ensure we make our services as affordable as possible. 

Say goodbye to overpaying - we charge in 10 minute increments! 

The hourly rates for our team are set out below. These are the rates for attendance and preparation time. The rates exclude VAT (currently 20%) which (if applicable) is payable in addition.

We can offer more bespoke work on either a PAYG or unbundled, and we charge our hourly rates as follows:

Equity Release

Equity release allows individuals aged 55 or over to release equity from their property, without having to make any monthly repayments.

Transfer of Equity

The party who is being removed from a legal title requires independent legal services to protect themselves and the transaction from scrutiny in the future.

Loan Agreement

The borrower and the lender might agree on their intentions for the loan, but they each have independent interests. The solicitor who drafts your loan agreement will be acting in the interest of their client, whether they are the borrower or the lender. It is best for the other party to instruct their own solicitor, to act in their own interest.

Bridging Loan

This loan is a short-term financing solution for instances when you don’t have immediate access to funds, by allowing you to bridge the gap until you can gain access to your funds. As long as you meet the lender's requirements, you can borrow the amount you need.

Occupier Waiver Form

Also known as occupier consent form or a deed of postponement, an occupier of a property that is over the age of 16 is required to sign an occupier waiver form and seek independent legal advice.

Joint Borrower, Sole Proprietor

Joint Borrower, Sole Proprietor is a type of mortgage where not all parties to the mortgage are legal owners of the property. For guarantors to a mortgage, where they are party to the mortgage terms, but have no benefit from the property and their names are not registered over the legal title.

Borrower & Proprietor Mortgage

These are transactions where a borrower who also is a proprietor (legal owner) is taking our a mortgage but the money is being used for something the borrower doesn't benefit from.

Sole Borrower, Joint Proprietor Mortgage

Sole Borrower, Joint Proprietor is where one party is taking out a mortgage, but there is more than one party listed on the title. The lender requires the party who isn't on the mortgage, but is living at the property, to get independent legal advice.

Occupier Waiver Form - £180

Director's Personal Guarantee

Required by mortgage lenders when a company takes out a mortgage and the directors of the company provide a personal guarantee to repay the debt.

Personal Guarantee Insurance provides cover to Directors of Ltd Companies based in England and Wales who have signed a Personal Guarantee in relation to commercial finance such as a mortgage to buy a property.

ID1 Form (ID5 Included)

An ID1 form is the document used by solicitors and government bodies, like the Land Registry, to prove the identity of individuals. It is most often used during property transactions to protect against identity fraud.

ID2 Form (ID5 Included)

ID2 verification is used to prove the identity of a person for a company or corporate body, often the Director. This is required to carry out a land or property transaction by the company or corporate body. If you need ID verification for an individual, you need an ID1, instead.

Statutory Declaration - Cost & Services

We provide everything you need for legal Statutory Declarations for your property transactions.

Statutory Declaration

A Statutory Declaration Form, also known as a stat dec , is used by a solicitor to document that a person has made an oath that their statement is true.

Landlords Statutory Declarations

If the landlord needs to deduct an amount from the deposit to recover costs, they must apply to the Deposit Protection Scheme, giving their reasons for doing so. The landlord is legally required to make a statutory declaration that the information they are giving is true and correct, to protect tenants from corrupt landlords.

A declaration of solvency is required by a mortgage lender and or a buyer when the owner is gifting their share in a property for zero consideration. The gift means the owner no longer owns the property/asset which has a value.

Parachute Law can provide a comprehensive Deed of Trust / Declaration of Trust for any situation involving your property transactions and agreements.

Deed of Trust

A Deed of Trust, also referred to as a Declaration of Trust, is a document, executed as a deed, which specifies how a property is held between joint owners. Our Basic Deed includes a fixed beneficial interest split and can explain what each party contributed to the property, your responsibilities regarding outgoings, and what you agree to do on sale.

Floating Deed of Trust

A floating deed of trust allows the co-owners of a property to have a beneficial interest that changes over time by their individual contributions toward:
Purchase price (deposit/current equity split), purchase costs (SDLT, legal fees, etc.), repairs/renovations, mortgage repayments.

Joint Borrower Sole Proprietor - Deed of Trust

Created for the Joint Mortgage Sole Proprietor mortgage, this deed confirms a zero beneficial interest for the non-legal owners for Stamp Duty Land Tax purposes and includes how to sell (something a non-legal owner can't do without a deed) and indemnities in the event of the legal owner failing to pay the mortgage.

Tenants in Common to Joint Tenancy - Deed of Trust

If you have previously been registered as tenants in common you will need to execute a Deed of Trust in order to register as joint tenants. The deed is required to evidence your intention to sacrifice your individual share, becoming 100% joint owners, with no right to make a claim to any previous benefit. This will ensure that any future transactions are carried out according to your new Joint Tenant status, as opposed to your previous beneficial interest split as Tenants in Common.

Declaration of No Interest

Used by legal owners who have someone living in their property or moving into their property over the age of 18 for whom they want to confirm the position that they have no beneficial interest in the property regardless of what they pay toward the property. For example, your friend or partner moves in temporarily and pays towards the household.

Buy to Let Partnership LLP - Deed of Trust

You can move your buy to let property into a Limited Liability Partnership using our specially drafted LLP Deed of Trust.

Deed of Assignment

A deed of assignment can be used by property owners to assign their beneficial interest to another party; either a legal owner or a non-legal owner. Most commonly the transfer is between husband and wife for tax purposes on a buy to let.

Mortgage Restriction Removal

Mortgage restrictions are applied so that you cannot make any disposition without the consent of your mortgage lender. This restriction on your property could be absolute, blocking any disposition until it is removed. Any restrictions will appear in Section B of the title deed.

Bankruptcy Restriction Order Removal

If you are made bankrupt, you may lose your home. This is a frightening prospect to face and can feel overwhelming. We can review the Land Registry Restriction. We will also draft a letter to your lender including your supporting documents requesting them to remove the restriction.

Auction Legal Pack Review

If you are looking into buying a property at auction you are probably familiar with the perks already. It is important that you are aware, too, of the risks, as you are contractually bound to complete the purchase if you win the bid, unlike standard conveyancing.

Before the auction itself the auction house will provide a legal pack for the property. Unfortunately these can often be insufficient, especially when the sale is due to repossession as the seller didn't own or live in the property.

Negotiate Director Guarantee Mortgage Lender Terms

Our fee includes:

  • writing to your mortgage lender with our suggestions to vary their standard terms;
  • chase the lender for a response (maximum of 3 times by letter/email); and where applicable
  • where the mortgage lender responds, we will report to you on the lender's response and the impact it has on you.

We do not guarantee the lender will respond or change their terms.

Prepare a duplicate set of original certificates

If documents are lost/delayed in the post, our solicitor will:

  • print and sign a duplicate set of certificate/s; and
  • send Royal Mail Special Delivery Guaranteed by 1pm

This service is only available to client whom a witnessed signature is not required. If this is the case, then you need to book another meeting for a further fee.
